Four Strategies for Addressing Commercial Roof Damage

No commercial roof is completely invulnerable to damage. Even the highest-quality commercial roofs will need occasional roof repair. Fortunately, these four strategies can be used to address whatever problem may develop:

1. Repair

If you are looking for a cost-effective solution to minor damage, then a roof repair is likely your best option. A roof with a high degree of insulation and thermal efficiency can typically be repaired vs. replaced as long as the roof membrane is in good condition.

2. Re-cover

Re-covering your roof may be a good solution if your insulation remains effective but the roof membrane has been damaged. A roofing contractor can put down another membrane on top of the existing one. One thing you have to keep in mind, however, is that a roof can only be re-covered once. 

3. Coating

Some property managers and building owners also opt to coat their roofs to extend their serviceable life. A coating provides an extra layer of protection against the elements and also improves the roof’s aesthetics. 

4. Replacement

When the roof has sustained severe damage and has cracks or leaks in several places that can’t be addressed by one-time repairs, then a full replacement is your best option. A roof that is nearing the end of its service life should also be replaced sooner rather than later.
