What Should Be Part of a Roof Maintenance Checklist?

Regular maintenance is critical to ensuring the longevity of your roofing system. However, the quality of the maintenance work is just as important as the frequency. If you aren’t thorough enough, leaks might still occur even if your roof is professionally inspected.

To help manage your expectations, these are the main areas the roofing experts at Earl W. Johnston Roofing, LLC will check during inspection:

Attic Ventilation and Insulation

When it comes to roof health, the inside matters just as much as the outside. The interplay between your attic ventilation and insulation affect the condition of your roofing system. Based on your ceiling space, we’ll check whether you have sufficient ventilation. Also, we’ll evaluate your insulation and assess its R-value. If there are red flags, such as mold growth and condensation, we will discuss solutions.

Primary Roof Covering

We’ll go up to your roof to get a closer look at the primary layer of materials. Asphalt shingles, metal panels, tiles and single-ply membranes all weather differently. We’ll look for signs of damage relevant to your roofing system to identify every single cause for concern as early as possible. If we only diagnose organic growth, like mildew, moss or fungus, repairs might not be needed, but a roof cleaning job will be highly recommended.

Flashing

Most importantly, we’ll evaluate the state of your flashings in the valleys, side walls, eaves and rakes. We’ll look for any indication of seal failure to determine whether your flashing is allowing water infiltration or is likely to do so in the future. Also, we’ll evaluate the chimney, plumbing vents and other protrusions to ensure your roof’s most vulnerable areas are water-resistant.

If we think roof repair is needed, we’ll provide an estimate and advise you on how much time you have to address the damage. If your roof is years away from the end of its projected service life, we might recommend installing a reflective coating to help delay the need for replacement. This is especially useful for less attractive or less energy-efficient roofing materials.
