Roof Leaks: 3 Red Flags to Watch Out For

Some homeowners mistakenly think that it’s easy to know if something is wrong with their roof.   • Spots on the roof coating. If you notice water spots on the roof coating, that could indicate that you have poor or defective flashing.   • Granule loss from shingles. While this may not be easy to spot, granule loss is actually one of the biggest indications that your roof is near its breaking point. Shingle granules protect the asphalt from the elements, and once they lose these granules, that protection significantly diminishes, resulting in leaks. Once you see granules collecting in your gutters, have a professional check your roofing to identify the best action plan to take.
  • Clogged gutters and downspouts. If your gutters and downspouts clog more often than normal, it’s a clear sign that your gutter system is in need of repair. Even worse, the clogging can result in more damage by causing moisture to back up and pool on your roof, leading to major leaking.
