While tile roofs are resistant to pests and can withstand even the harshest weather conditions, they aren’t indestructible. An occasional inspection for cracked or chipped tiles really goes a long way in ensuring your tile roof remains intact.
Under no circumstances should you use a pressure washer on your tile roofing system. Pressure washing strips away the surface of the tiles, considerably reducing your roof’s service life. You may still use water to clean, but utilize a trowel and a wire brush instead of a pressure washer.
After manually cleaning your tile roof, the surface needs to be buffed using a clean rag. Next, apply a synthetic polyester resin primer to enhance your roof’s water resistance and ability to reflect visible, infrared, and ultraviolet rays. If you want to paint your tiles, use heavy-duty acrylic paint and seal with an acrylic sealant.
You don’t have to check on your roof all the time. However, it’s imperative that you replace broken tiles as soon as you spot them. The good thing about tile roofs is they can be repaired per section; a damaged portion can be fixed or replaced without having to replace the entire roof, much like how it is with metal roofing.
