Shingle Granules in the Gutter

If your roof isn’t new and you have started noticing asphalt granules in the gutter, this could be a sign that the shingles are halfway through their lifespan. However, if your roof is relatively new and you see granules in the gutter, don’t worry because these are just loose, extra granules.
Algae- or Moss-Covered Shingles
This isn’t really something to be concerned about. Shingles that have become covered with moss or algae are often just a cosmetic issue. But of course, a moss- or algae-covered roof is never good to look at. That said, you can have your roof professionally cleaned so as to remove these elements. Also, consider installing zinc strips at roof peaks so as to prevent a recurrence of this kind of problem. Alternatively, you may also replace your residential roofing completely. This might be a better option if your roof is approaching the end of its service life or if you plan on selling your home in the near future. In this case, opt for roof tiles that are algae-resistant.
Sagging
Sagging usually signals a structural issue. Make sure to call a roofer ASAP to address the problem, which is probably rooted in the attic, roof decking or the supports in your home’s foundation. A sagging roof does not necessarily mean your safety is at risk. However, experts recommend fixing the problem immediately because it is much easier to repair when the issue is still small and localized.
