The Important Elements of a Good Roofing Warranty

While new roofs typically come with a warranty, coverage can vary widely. This means you have to compare warranties closely to figure out which company is offering the best deal. In today’s post, local roofing company Earl W. Johnston Roofing, LLC shares a look at the key elements of a good roofing warranty.

Material And Workmanship Coverage

Look for warranties that provide both material and workmanship coverage. Most roofing manufacturers offer material warranties that are limited to problems caused by manufacturing defects. These may include prematurely “balding” shingles and blisters. Manufacturers typically cover the replacement of the defective material, not the costs of teardown, installation and disposal. 

Installation or workmanship warranties provide coverage for roofing problems caused by installation errors. This type of coverage is generally for a shorter period than material warranties because installation issues usually become apparent within the first two years after installation. Coverage may include both replacement of materials and roof repair. Some manufacturers offer coverage for workmanship through certified contractors, while some roofers may offer a quality guarantee.

Full Warranty Periods

Asphalt shingle roofs are expected to last 20 to 30 years. A good roofing warranty should have coverage for close to the same number of years. It’s important to note that the longer the period of warranty coverage, the more conditions the homeowner will need to fulfill to retain the validity of the warranty. A common condition is that the roof needs to receive periodic maintenance. Some types of roofing systems may have prorated warranty coverage, where the first few years will have 100% coverage, which will then diminish over the remaining warranty period.

Transferability

Transferable warranties allow the current owner to transfer the remaining warranty period to the next owner. This can make the house more attractive to homebuyers, a feature worth seeking if you are considering selling the house within the next several years. It’s important to note that the “lifetime” warranties generally refer to the roof’s lifetime, not the homeowner’s.
